Overall, including the architect's fees (largest single item of those), probably 15% on top of the contract price per se, close to 80-100k in the end.

But that's not the contract -- the contract bids were within 2-3% of our architect's estimate (they do very detailed specs), and the change orders themselves are fairly minor, maybe $15-20k, if that (?).

The learning experience was figuring out how much of the cost (a lot) is not part of the construction contract.[/quote]
