We will be staying at Brighton Suites Hotel, which has everything you are asking for (ie, close to beach, separate bedroom, not crazy expensive and a bonus is that you get beach umbrella/chairs/towels). However, we are taking a bit of a risk as some of the online reviews were mixed but we are hoping for the best. But be prepared for a lot of places to be booked right now, although maybe you could do something mid-week. Also the last week in August isn't as busy since some schools are starting by then.
This is a kid friendly hotel and if you have a kid it's great. We went with our 1.5 year old who was getting up at the crack of dawn and making all kinds of racket before falling asleep and it didn't matter. Why? Because everyone else had kids and all their kids were making noise as well. We just blended in. I would never in a million years stay here without a kid, but with a kid it's perfect. It is a suite with a kitchenette in the room (coffee!) so you save something there. They have a mid-week special which makes it less expensive and less crowded. This is a budget friendly family vacation, and if you look at it that way it's great and the noise isn't a problem. We are going back again this year with our now 2.5 year old. He'll be the one singing the Wheels on the Bus at 6 am.
