[/quote] A rational non-first time buyer will recognize that you came up with your own solution to backyard issues and will either like your solution or not. They will either be willing to spend to change it or not. You have improved the backyard in several ways. I view this as similar to kitchen cabinets and counters. You will get the buyers who like and/or can live with what you are offering. More big spending now would be a waste. Put nice shade-loving flowers in containers on the patios.[/quote]
