Thanks, yes we use it a ton! My family of four all golf and the teens have friends over who get a kick out of it too so huge improvement for us over the previous mud pit. I guess I’m just worried it’s so specific to our needs but we aren’t leaving anytime soon until kids are out of school so will enjoy for now.

Talk to the real estate agent at resale time. Especially if the turf gets worn out, it might make sense to pull it up and put in a shade garden which shouldn’t cost too much.

We like a more natural outdoor setting so we would prefer groundcover. I am wondering how all that hard surface and turf works as far as drainage goes. ?? Plants and bushes tend to prevent runoff and act to filter water. Just a thought.

A rational non-first time buyer will recognize that you came up with your own solution to backyard issues and will either like your solution or not. They will either be willing to spend to change it or not.

You have improved the backyard in several ways. I view this as similar to kitchen cabinets and counters. You will get the buyers who like and/or can live with what you are offering. More big spending now would be a waste.

Put nice shade-loving flowers in containers on the patios.

I think it's fine.

You might consider replacing the turf on the part that is not the putting green with some kind of natural ground cover that will actually grow back there. Plenty of stuff is easier to grow than grass.

As long as you haven’t hardscaped every inch of the backyard it should be fine.

You’re talking artificial turf, not natural turf, right? I wouldn’t worry about it- a buyer can change it if they don’t like it, or negotiate about it.

I would not buy a house with turf. But maybe others wouldn’t mind who knows.

We recently remodeled our back area. Previously, there was just a slate patio and a small side yard that we rarely used because the grass didn’t grow and it was a walkout backyard from our basement. The main level had no walkout option to the yard. We have since built a deck off the main level kitchen and now a very large patio underneath the deck, which is covered and has recessed lighting. It’s very pretty but on that side patch, we built a small putting green and added a turf to the other side patch. There is no natural grass now in the backyard but again it didn’t grow anyway since there’s not enough light back here. I’m just concerned now that this might not have been the best choice for when we resell since there is a putting green and turf. But the patio is very nice and lovely underneath the new deck. What do you think?
