Are you replacing applicances, flooring, lighting, and how many cabinets (especially base cabinets) ?  I would think 50K is tough for a kitchen.  [/quote]

- Not replacing flooring or lighting or most of the appliances: just a new oven (~4k induction) and microwave (<1k type for sure).
- replacing 6 base cabinets, 6 upper cabinets, new sink and faucet (counting 1.5k?),
- not moving plumbing but closing gas line and would like to move where the electrical oven would go (on wall instead of island).  
- Quartz or marble (if DH lets me..) countertops, not the tippy top but aiming for good quality
