We moved it to a larger house with another bathroom when my DD was 11 in part so that my daughter could have her own bathroom with two younger brothers. Your DD is 10 now but she will soon be 13, 14, 16... I would go ahead and give her the en suite.
No offense, but this sounds pretty extreme. What "happens" at 13, 14, 16 that she will need her own bathroom for? Tampon storage? Razor storage? Makeup application time? I grew up sharing a bathroom with my two younger brothers (I'm female). It *never* crossed my mind that this was somehow annoying or undesirable or embarrassing. And I grew up in the suburbs full of all sorts of entitlement. I played with makeup in the bathroom or in my bedroom. I stored my tampons on the bathroom. They learned things about girls, sure. I learned things about boys. We all survived and are probably better for it, to be honest. I'd definitely give the two kids sharing a room the largest room. Your 10yo will have her own bathroom anyway the vast majority of the time.
PP here again, I will add that one aspect of my college boyfriend that I appreciated then and still appreciate was his comfort with the realities of young women. He once bought me tampons among other things while at the drug store. I asked him how he picked which ones to get and he said he had no idea other than the box the he knew his sister had in their bathroom growing up. It was so normal to him, and that's a great thing. I should ask my brothers if they came away with the same!
