The location is amazing. You can be on the Beltway or 66 in minutes. But it doesn't feel like that in the neighborhood.  From the inner parts of the neighborhood you can barely hear any traffic and cut-throughs aren't an issue. The streets on the edges of the neighborhood have put speed bumps in and if you buy off of Magarity, look up the plans for widening that roads to see if you're okay with that. I'd encourage you to park one evening and spend an hour or two just walking around to get a feel for it.

You can walk to shopping centers with restaurants, coffee places, etc. There's a library close by.  We don't have a "small town vibe" but more of city neighborhood vibe. We have food trucks on weekends.

Beyond all that, just look at how much home values have increased. There are new builds everywhere. Prices for tear-downs are increasing and eventually lots will be scarce.
