Do you know how fabulous it is to have a plumber as a neighbor? I do. It's saved me tons of $$, and he's a great guy.

Pimmit Hills is still butt ugly no matter how many deformed new builds are jammed in there.

You might want to look in the Town of Vienna. Not as close-in, but so much more attractive and the schools are better, too.

It's not our houses people covet, it's the location.

But I agree OP needs to spend some time here, but on foot to really get a feel for the neighborhood. The should even try to talk to residents if they can. We are friendly.

Get in while you can.

I've lived here 20 years. I've seen the changes first hand since then. I love the new builds and welcome the people that come with them with open arms. They are increasing my property value and reviving what was a community that used to be mainly older original owners and transient renters. Now it's young, active families who plan on staying around for years. I see tons of people walking in the evening and the playgrounds are hopping. My teens are constantly booked for babysitting. ​

The location is amazing. You can be on the Beltway or 66 in minutes. But it doesn't feel like that in the neighborhood. From the inner parts of the neighborhood you can barely hear any traffic and cut-throughs aren't an issue. The streets on the edges of the neighborhood have put speed bumps in and if you buy off of Magarity, look up the plans for widening that roads to see if you're okay with that. I'd encourage you to park one evening and spend an hour or two just walking around to get a feel for it.

You can walk to shopping centers with restaurants, coffee places, etc. There's a library close by. We don't have a "small town vibe" but more of city neighborhood vibe. We have food trucks on weekends.

Beyond all that, just look at how much home values have increased. There are new builds everywhere. Prices for tear-downs are increasing and eventually lots will be scarce.

Get in while you can.

Are you only interested in new builds? That limits your options.

We originally wanted to buy in a relative good school district and also be close to downtown DC. Pimmit Hills starts appearing on our list given the proximity to DC and with our budget we can easily afford a new build like the one below.
