Buyer backed out while stringing me (FSBO) along

I agree with all of you. I got hosed. To the pp that said I think I'm an expert, I don't. I planned on using a realtor because I live in the Northeast. When I started the renovation, the nosy neighbors pounced. I was there for a week. I didn't give much thought to the buyer after she came to see condo in its pre reno state. She stayed in touch with me, begging me to let her know before listing. Neighbors also were intrusive when my contractor was there. Trust me, they wanted this condo. Their friends wanted them to buy it.

I just want to list it! Friend (realtor) said I should feel the buyer out. She said to call rather than email. I just want to disengage and move on, but virus!

Seriously, anyone have a referral in Ft Lauderdale? Should I just list it on FSBO sites? Buyers/realtors should bite?

In real estate, the way to show that you “want” something is to put an earnest money deposit on it.

So nope, she didn’t want it.

List it if you want to list it. And cut her some slack. She may have very well been interested but this is NOT a normal time. I don’t blame someone for thinking they were ready even a month ago and reconsidering today. People are losing jobs, the economy is in shambles, rates are all over the place. Like she told you, she just can’t commit right now. It’s up to you how you want to proceed, but don’t trash her. No one in their right mind would buy real estate right now.

I'm not trashing her. Neighbors are quite annoying. I'm pissed at myself. I'm smarter than this, or maybe not. I approached it with my heart because I wanted to facilitate these 4 friends (seniors) living next door to eachother awww so sweet right lol.

No I am not tangled in a sell to buy scenario. I bought condo for my parents. Dad passed away last year. Maybe why my heart was mushy! Time to harden up!

And, thanks Steve. Are you a realtor? Know anyone in Ft Lauderdale?

You didn't get hosed. You did the renovation for the sale not for them specifically and you were planning to list it anyway. If you are out of state, go with redfin or another big company and get done. They didn't have a written agreement and only expressed interest.

All that will do is make her want more. I’d email something along the lines of "I just want to confirm you are no longer interested so I can move forward with another buyer at this time" acting like there is another buyer.

She was clear she wasn't buying. OP need to hire a realtor and list it. She doesn't have a contract or even a verbal agreement anymore. She remodeled it and during that time she had interest. Now the person who expressed interest is not.

This is what contracts are for, if you don’t have a contract you don’t have a buyer.
