How to pick a realtor?

I just got offered a job and I am finally getting the hell out of here!!!!!! How should I go about finding a realtor to sell my house? I want 'er done FAST and for top price.

All I can say is find an a local agent with a proven local track record. By local I mean your neighborhood. Not across the region, the state or even across town. Your neighborhood. Best of luck to you.

Just ask around and get confirmation of recently sold listings. Look for low DOM indicating appropriately priced and marketed properties. Seriously though, what I meant was DON'T list with your friend's cousin who happens to be an agent, unless of course the local creds are there.

Oh God no - I want a professional and I am willing to pay for someone who will market the hell out of our house and sell it quick. I guess I can look at the local real estate agencies' listings, right? First time seller here - as a first time buyer we went with a friend's recommendation and I was not a fan. Want to find someone who can sell in my hood this time.

Yep. They'll do a free "Comparative Market Analysis" for you. That means checking out your house and presenting you with a listing price, usually a range, and a marketing plan. I'd do that with three different agents and ask them for their sales history. If they haven't got one or tell you that's innappropriate, red flag.

And 6% is the standard commish, no matter who you choose. If you're in a high end neighborhood or someplace where properties are moving quickly, you can probably negotiate that down some, but keep in mind you want the agent to have an incentive to sell the place quick. Money is an effective one.
