That means checking out your house and presenting you with a listing price, usually a range, and a marketing plan. I'd do that with three different agents and ask them for their sales history. If they haven't got one or tell you that's innappropriate, red flag. And 6% is the standard commish, no matter who you choose. If you're in a high end neighborhood or someplace where properties are moving quickly, you can probably negotiate that down some, but keep in mind you want the agent to have an incentive to sell the place quick.
