CC,MD: 9/10 Flood Factor?

Was just looking through stale listings in 20815 and noticed this house has a 9/10 flood factor. https://www.redfin.com/MD/Chevy-Chase/7910-Glendale-Rd-20815/home/10660747

I used to live two blocks from that house and for the life of me I can't figure out why this house would have such a high flood factor. It's a large house on a nice sized lot, granted it needs a lot of work but looks like it would make a nice "family" home. Priced too high obviously. Has anyone toured it?

I live up the street from it and no way is it in a flood zone. Haven’t toured it but seems nice

It looks like there’s a stream, maybe partially buried and then it is sunlight starting beyond the house? You can see where the trees are. Coquelin run? I don’t know if it’s an issue but it looks like that’s why the score. You’d have to learn more about the scores and the stream to know.

PS to see it go to the map, there’s a layer for the flood score.

I was just thinking the same thing. When you click on the flood factor it says: "There’s a 1% chance of 2.1 ft of water reaching this building this year". 1%? come on.

It's very strange, but if you go to floodfactor.com and put in the address directly, you can see that all the nearby houses also have elevated flood risk. There must be something with the topography or sewer system that's driving it (or an error).

and this could be the reason why it's been sitting. If I were the owners I would be pissed because the way the data is provided on Redfin with using a 9/10 score, it makes it sound like it's a 90% chance not a 1% chance.

So weird. I checked again and now it says 9/10.
I would definitely ask the real estate agent because the homeowner is responsible to disclose if there was a flood.

depending on what state you live in and what the competition laws are, I wonder if the Redfin/Zillow home purchase programs will get them into trouble. I can imagine a homeowner (at the behest of a class action firm) arguing that they are artificially depressing the value of the house in order to get a lower value for their own purchase
