Metrowest - Vienna metro

Re: retail. The latest I can find is maybe a giant daycare will go in. Honestly what the hell is Fairfax doing letting this spot be so wasted?? There are SO many families itching for a restaurant, bar, ANYTHING. Daycare will be great - but is that seriously all they have after all these years???

Metro West is clearly a retail bust but it’s not like there isn’t plenty of retail in Vienna, Mosaic, Fairfax, etc.

Can you even call it a bust when literally nothing ever went in/was opened? Such a waste.

+1 to it being a huge waste as well as a letdown for those living nearby. I can't understand why that isn't a prime spot for a grocery, restaurant, etc. I moved nearby in 2009 and was so excited about it; I've since moved away (not far) and still nothing.

Yeah, it’s been a disappointment. We moved to the area in 2012 and they have done nothing but residential development. It would’ve been great to have some more food and grocery options. I remember reading something about office space development affecting the timeline and I wonder if ICF moving to Reston also impacted the decision.

I’m personally fascinated by this debacle. There is so much housing there, so much money to be made by a coffee shop or small market or restaurant or bar. Why isn’t it happening?

If it’s the developers fault, the county has absolutely failed its citizens by not holding them accountable in some way. Fairfax is this really how your letting this play out???

New to the area. So this is near the Vienna metro south of 66? Is that Vienna or Fairfax? Certainly it’s a bit cut off from most of Vienna

It’s Fairfax. The entire metro neighborhood area is Fairfax the town of vienna border does not cover it.

It’s too bad though because if it was Vienna metro west could probably score a sweet mattress store and a bank.

Why are people mad? Obviously, there’s not enough demand in the market for new retail. It’s life.

It’s Vienna by postal address. It’s a five minute drive to Maple Ave, and maybe a two minute drive to the “Welcome to TOV” sign. It’s not Fairfax and it’s not cut off. It is closer to TOV than many parts of northern Vienna.

We are massively over retailed already... no need for any more.

In that specific area, south of 66 is Fairfax and north of 66 is Vienna.

There is a ton of demand but developers planned on higher rents than the retail market will support -- perhaps would ever have supported -- so they are trying to strangle the county into allowing more housing there instead. The whole reason they were allowed to build that dense housing I'm the first place was that they promised retail and amenities to go with it.

Ugh. More housing is the last thing that spot needs.
