| Hi, can anyone recommend your builder in this price range? We would like a 5-6 bedroom 5000 sq ft home on a lot we currently own. I like a more traditional shingle exterior. Due to the price increases from the pandemic we have been priced out of the range of some builders we had wanted to use. New build will be in nova. Thanks! |
| You may have to tweak your expectations, you will be at $150 - 170/sf of material costs at inflated prices. |
Sorry did my math wrong you will probably be between $100-130/sf. |
| FYI. Currently working on NoVa project (architect). Interior renovation and substantial addition. Trusted builder we’ve worked with many times just gave proposal coming to $257/sf. And he wants this project. |

Op, we enjoyed working with Quaker Custom Homes in NOVA, would absolutely have them build us another home if things work out in another year or so!
Also, thought Focal Point in McLean build great homes. GL |
| Is it a million for the build, or for final appraisal value? |
This is almost to the dollar what we are paying right now for an addition plus interior renovation in Arlington. Isn’t it less expensive to build new per sf vs renovate/add! |
| Op here. Thanks for the recommendations. The budget given is just for home construction as lot is already purchased. |
| Wow have prices gone up that much? We just built a very nice house for about $170/sf in Bethesda. This is just price/sf for house not for lot. |
There is a materials variable that you can’t ignore. We have roughly same number of windows as our neighbor he just re did all of his windows for 35k. Our window package was 250k. Do we have the same windows, no. Did either of us get ripped off, no. |
will add our house is 6,000 sf 5 br/6 bath |
| Does anyone have experience with MR custom homes? |
| M-R is extremely popular in N Arlington for mid-level homes. New is about 1.9-2.3 including lot. |
| Also look at cherry hill, classic cottages, and if you have an architect, McMillan, merit homes |
| Thank you! |
