$5k to refinish floors?

Anonymous
Just received a quote for $5k to refinish and stain about 1400sq ft of wood flooring. Does that seem reasonable? Waiting on a few others but not sure what to expect to pay. We’re in Maryland.

That is what we paid for maybe...2500 square feet?

We paid that five years ago for about the same amount. Why would you only get one quote? They are often all over the place. I had someone fix a hole in the roof for $500 that another contractor wanted $2500 to fix.

It sounds right. I don't think it's quite as simple as $/sqft because stairs, baseboards etc.

Sounds right. Make sure they use a dustless sander!!!

First home we had they did not use a dustless sander. It was a mess FOREVER! Second house they used one and we never found even a speck of dust.

Sounds about rifht. Once they are there there is a min sqft price but then it doesnt go up as much by area. More rooms is pricier if fewer rooms at same area.

I’ll look into them, thanks! Can you share scope of work done and price?

I paid about $3800 for just our second floor...three bedrooms and a center hall.

It included new baseboards, but your quote sounds good!

Make sure that you also add in the cost of moving people (floor companies won't move your furniture) and a portable pod or truck to store your stuff), and then moving people to put everything back, if you have a complex tech set-up, you might need a geek squad visit to put it back, air bnb to stay in, etc. There are a lot of hidden costs.

That's what we paid.

They left marks all over our trim everywhere. It was messy. Smelled awful. In retrospect I wish we had of replaced instead.

Sounds about right. We paid about $18k for about 5000 sq feet.

You had a bad contractor and should have used a water based stain/sealer.
