Are entry fees negotiable?

My folks are looking into retirement/assisted living communities in the DMV area. The pay in fees are, of course, high, but I was wondering if these are negotiable? If so, I was also wondering if brokers exist to negotiate fees, especially if more than one community is being considered?

Some places has sliding fees, but you get less back. So Green Spring is 90% back, but no sliding fee.
I think the Fairfax (near ft belvior) has different amounts. Like no entrance fee, only 20% back, or 90% back. I think Goodwin House has to same set up.
Some places have no entrance fee, but the monthly is almost twice as much.

The really good places generally have a waiting list. You could try to negotiate a lower payment with someplace that's desperate, I guess, if money is your main concern.

Yes, waiting lists can be long. So make sure to look soon and get on the waiting lists.

We put my parents in a place which was a rental and only a $3,000 entry fee. My parents liked it there but my Mom passed away after 2 years and my Dad, who was in better health, moved into an apartment near me. They could not afford the steep fees so a rental senior living center was a better option for them.

Plenty of places without entry or ownership fees.
