Not sure where you live but I am firmly in the Va suburbs and 20K would be a deal. We just got quoted last week 60K for a small hallway bath in a 1960s house.


Was that the only quote you got? There’s a decent chance that contractor just didn’t want to do the job for you

OP never came back, did she? I bet she was shocked at the Reno cost she got and too embarrassed to come back.

We did something similar. Roof was in good condition, but all the systems and appliances were shot. So, new windows (30k), new kitchen 70k), rewiring (12k), replumb (18k). That is before any cosmetic issues outside of the kitchen. We had the floors refinished (7k) and did a bunch of painting ourselves before moving in. A couple of years later we had the bathrooms gutted and redone (40k).

Might be worth it to stay in a neighborhood you like, but it's unlikely to be a "deal".
