Cancun or Playa del Carmen rental for January

Looking for an affordable rental in Cancun or Playa del Carmen in January. We have two kids under 5 and are looking for something not too far from the beach and eateries.

Look into Akumal - little further south of Playa. Noe built up so no mega all inclusive resorts. Very nice condos right on the beach and walking distance to restaurants, etc.
