Please help me decide 22101 townhouse vs 22043 townhouse vs 22207 single ?

Dear everyone, we are starting a family in NOVA area and currently looking in 22101 area for a 4 bedroom townhouse but the inventory is so low that anything just came out of market was under contract soon. There is a community called Mayfair Mclean currently having 6 TH listed for sale but no one had been sold. The budget is under 1.2M for TH in 22101. I have done some searches in this forum and found no one talking about shi Mayfair Mclean TH community built in 1999.

We have a combined income of 300K = 350K and looking to put 20% down. We even went to see FCC 22046 area and now 22207. We don't have kids yet but we are planning for next year.

Any suggestion would be very much appreciated.

I think you need to decide what you want - single family or townhouse. i don't know much about Mayfair of McLean but it's a good location feeding into good schools.

With that income honestly a budget of $1.2 seems a little low... I think you could go higher (we have a similar income and bought a $1.3M house and have no issues).

I think you're focused in a good area... McLean High School or Falls Church City schools are both good pyramids. Look at the section of 22046 that feeds into Haycock. Great area.

Thank you so much for replying my first ever post! Originally we think we only need a 4 bedroom TH but now even TH is priced at 1.1M in 22101 or 22043 area that makes us wonder if we should buy a single directly with more budget.

At your income i would buy a SFH at 1.3m.

I have seen some sfh in chesterbrook zones, is that what you are looking for?

At your budget I would buy this one. Great location and an extra BR for an au pair/in law suite. Out of my budget sadly.

Yes any SFH with 4 bed in 22101 or TH. Sadly most good ones have gone too fast!

We went to the open house yesterday and it is a beautiful house truly. I am just not sure which is better area 22101 or 22046? It seems anything in 22101 goes so quickly. Why people so crazy about the haycock are?

I would stick with a real McLean address for resale and rezoning concerns

If you are okay with a TH you cannot go wrong with this suggestion. It is in the heart of Falls Church City and way more walkable and convenient than most of 22101. I have always admired these townhouses!

Thank you! That's also my concern. We don't really like the 22043 area. We drove around several times and found there is little forest/woods/park nearby unlike the chesterbrook area or the downtown mclean area. With this budget, we probably can only get 50s/60s SFH in Mclean. That's why we first looked at those nice Townhouse community. Last week we adventured into the FCC area to see those 2 park ave large townhouse. They seem nice but with that price in falls church, we are just not sure if they are priced reasonably.

Yes we are totally OK with a TH with this size. It is huge and the structure is very modern. Do you think it is priced fairly at 1.22M?
