Is it cheaper to tear down our existing house and rebuild, or buy a new construction?

Spec houses by architects that build McMansions in this area are easy to find. If that’s what you want, contact one of those architects, get plans and then bid it out and see what happens.

We rebuilt bc we loved our location. It was worth the headache and expense. (FWIW, cost 1.2 and our house is prob 3,000 sq feet.)

3000 sq.ft in some areas is a tear down. You must be in a really dense area where this is a lot of house and new builds cannot be huge. Your land can be expensive but new build will be cheaper because you don't need a lot of sq.ft. It's ideal. In the areas where new builds are huge for developers to maximize the price per sq. ft. it literally prices out old home owners who want a smaller new home and still want to break even on the price when selling.
