Credit checks and references are essential. This is a business agreement - as much as you'd like to help someone who is getting re-established after a divorce/just starting in their career/etc. - use only the info you get from the credit check and the references to make your decision. Ask me how I know.

I'd just say, make sure you have Renters Unit-Owners Insurance to cover damages and lost rent if a tenant trashes the place on the way out, and if you get in the rental game, make sure you can go 3-to-4 months without rent in case one of these pros gets you. They are VERY hard to spot.

It is essential that as a landlord, you do your own thorough background check on potential tenants, check IDs. Don’t take any documents submitted at face value. Verify and double check everything.
