OP, your $350-$400k budget, does that account for condo fees or private school?

OP here--thanks everyone, lots to think about.

14:14, We could do condo fees, depending on what they cover, but we wouldn't want to buy into a building with high fees, amenities we wouldn't use/need, and one that's falling apart and facing special assessments, etc. Overall, i think moderate fees are a moot point as you don't have the monthly upkeep costs of a house. Wouldn't want to do Watergate style fees though!!

--If you can work with a small space-- then there are beautiful townhomes in North Arlington in Glebewood Village, near Lee and Glebe. English village style, 1930s townhomes, usually 2BR/2BA, about 1,000 sf. They are walkable to Ballston and the Lee Heights area which has shops and restaurants and nice stores like Arrowwood Wine, American Seafood, etc. It is about a mile to Ballston Metro, so 20 min walk, or the bus runs to the Metro every 10 min during rush hour.

I live near this area and commute to Farragut West, and it is quick and easy.

The Post did a story on what you can get for $500k- actually I think you could get one close to the top of your budget depending on the condition. The schools are great. You'd save time with the commute and with yardwork too (just a nice patio, but tons of parks close by to enjoy with the child).
