S/O must underrated neighborhoods?

I think the areas around the Forest Glen metro are underrated. Within a couple of miles of Wheaton, Kensington, and DTSS; walkable to metro, Sligo Creek Park trail. Good elementary schools, decent middle schools, and access to the Down County Consortium for high school. Yet, houses are very affordable. I guess the downside is a lot of the housing stock is small.

I’ve lived in Bethesda and PG and the experience of living there is very similar. The amenities are the same. The primary differences are the concentration of low income kids and kids of color in the public schools and the landscaping. There may or may not be a meaningful difference in the actual management of the schools - jury’s out. I’m not kidding about the landscaping. What plants are where and how they are tended, and the presence of swathes of mulch, is one of the primary indicators of wealth in both commercial and private spaces here. A full army of low wage workers descends on Bethesda every morning to tend to the landscaping. In PG county there’s a lot less of that. Some, but not as much. It’s partly HOAs but I think mostly it’s wealth. You start to notice it more, but it doesn’t negatively impact my life.

Crime-wise, for 99.5% of the people living here it’s the same. Almost no violent crime between unrelated people, some property crime that can be a nuisance if you get unlucky. Otherwise nothing. Being in the same county as Langley Park doesn’t make crime or violence there affect me differently or more than it affects people in Takoma Park. The vast majority of the county is quiet suburbs.


Langley Park Spills over into East Silver Spring and TP all the time, Everything from robberies, car jackings while even murder and prostitution is not rare east of Piney Branch and that isn't even mentioning the property crime. Heck the center of what most people think is the worst part of Langley Park along University up to the Chucky Cheese is actually MoCo/TP and not PG.

Also if you think Bethesda is similar to PG you most be talking about the nicest parts of PG only and comparing it to mostly North Bethesda / Rockville. There isn't anywhere comparable to Downtown Bethesda, West Bethesda or the Chevy Chase satellites like Somerset anywhere in PG. Even University Park is Silver Spring lite at best (Sligo Park Hills is a good comparable to UP)




I’ve lived in Somerset and near UP and it’s really not that different. Bigger houses, wealthier people, neater landscaping. The population in the public schools is different and that impacts scores and school climate. Otherwise it’s really not that different. The weather is the same. Same time/distance to downtown. There is a layer of boutique-y stores that is absent in PG but the basics are the same. I actually really prefer the Whole Foods here. There’s an expensive indoor play place.

Look if you want me to put my antenna up and notice the wealth differential of course I can do that. But the reality of day to day life is really not that different. That’s the truth from having lived in both places.

Thank goodness people are able to find happiness and satisfaction with something that is less than their ideal. Its a much healthier attitude than constantly waiting for/wanting the next upgrade.

So other than the people, houses, look, schools and affluence they are completely the same Also UP isn’t the same distance to the city as Somerset which is basically on the line, even it was one is close to meh far out residential and the other is close to the heart of Ward 3. Sort of a big difference in proximity

…yeah. Those things aren’t really important except for the schools and those only if you have kids and don’t want to use private schools. The important things are convenient amenities, commute time, proximity to city attractions, friendly neighbors, trees, parks, trails, restaurants, etc etc.

I gotta say I used to be pretty judgy about landscaping and then I bought a home and we were quoted 20K just to make the yard look decent (after we had to remove a few trees and dig up some of it to deal with basement water issues), and now I completely understand. Just plants are expensive and mowing is fine but a pain. I do keep up my yard but I get why people in low income areas don’t and I don’t judge anymore.



Yard work is expensive and even the cost of plants has gone up!

Aspen Hill has changed a lot over the past 20 years. There are a lot of cute neighborhoods in Aspen Hill and the schools keep improving. I might have agreed with you 10 years ago but not now.

This is what I said and they all pooped on me. But I strongly feel this way. Couldn't pay to live there. So undesirable.
