Rent luxury apartment in DC

Anonymous
I have some friends locating to DC for 1-2 years. They are mid 30s, high income, no kids. Budget of 5-8K. They want a building that has a more established crowd, not full of 20 somethings with roommates. They like older buildings but would consider new. Definitely want to be in NW DC. Any thoughts are appreciated.

I would move to the wharf. Hands down.

I'd have mentioned it, but it's not in NW. That said, they should check it out, if it's a feasible commute. Otherwise, agree with Kennedy Warren, or look for a rental in a condo building like City Center DC. A lot of the newer buildings around Navy Yard, U Street, etc will be a transient, partying crowd, so I might skip them.

Also, while SW has some nice, established buildings, they're not rentals and the swanky new rental buildings at the Wharf are less than a year old - not established, as OP said their friends wanted.

If I was going to waste that much money in rent, I would much rather be in a brand new rental like in city center than those older ones mentioned.

Everything at the Wharf is brand new although not in NW. I also like City Center, especially if you are going to pay for the Kennedy Warren.

The Wharf and Navy yard is also apparently ground zero for millenial Trump staffers. For multiple reasons, that would be a hard pass for me.

Those areas are full of young staffers. I would not move there if you want quiet.

I know many middle aged non trump staffers who live in both - especially city center.

Apartents at Westlight or 13|U. You can take a "virtual" tour of 13|U where you walk through the building... https://viewer.panoskin.com/?tour=5a54db0c78eb342ead67ea7a

Higher prices mean less young people. Same with Westlight - plus the building is half condo so it's big $$$
