Sherman Oaks - you get more for your money, but it's still close to everything. the schools are better too.

Santa Monica, Venice or West Hollywood. The 10 can be a total nightmare but it's a nice, walkable life.

Sherman Oaks is a traffic nightmare 24/7. And the fumes from the two freeways as well as the traffic jams are legendary. We are moving from Sherman Oaks to Santa Monic next month. Sherman Oaks SUCKS on every level including schools. If you have to live in the valley choose Encino or Studio City.


I would choose the hill above West Hollywood, OP. West Hollywood and Beverly Hills have great lower schools (not high schools except BH) and great parks and libraries.
