Denver to DC

Possible relocation from Denver to DC. With 30% salary increase. Is that sufficient raise and what to expect in terms of lifestyle changes?

30% increase isn't enough unless you're already pulling down $120K+ in Denver.

And even then, your standards of living will need some adjustment downward. Quite a bit in fact, because you can't get the kind of home in the DC area you can get in Denver for even 3x the money.

Well, an equivalent $300,000 home in Denver will cost you more than $900,000 here. And I know what $300k gets you in Denver. Here $300k gets you a townhouse in a sketchy neighborhood in MD or VA, with a one hour+ commute. Or it will get you a one BR condo in a cheaper, older building in the city.

I think you are a little bit out of touch with Denver real estate prices. 650k will give you a bungalow in Wash park in Denver, or a condo in Cherry Creek.

I'm not so sure about that - there has been a huge run up in housing prices in Denver the last 2-3 years - if OP bought more than 5 years ago they could be selling at the right time and cashing out a lot of equity. Sure on comparables DC is still more expensive but lots of $400,000 homes in Denver are suddenly going for $700,000 plus while I don't think similar homes in DC have appreciated nearly as much.

Also if you are looking at $900,000+ homes in this region likely you are close in and might be able to ditch a car and reduce your commuting costs compared to Denver which is usually a significant savings.

Have you been there in this decade? My frirnd just sold his rundown 1000 square foot house in a transitioning part of Englewood with terrible schools for $410k.

OP should be fine. The question is: why would you want to move to DC from Denver?

$1mm will get you a low-end home in Boulder. $500k is typical home that resides an hour outside the city.

DC and Denver is more comparable than you think, just look at Zillow.
