What is the best area to rent and later possibly to buy a nice townhome with not extremely long commute to a McPherson square for a young professional couple with no children.
Is Logan circle -Shaw good area? Old town Alexandria? We are not very familiar with D.C. We will have one car, so parking spot needed. Walkable area is a must. Budget is under 850k for buying for 2b/2b and around 3k-4K for renting. |
| Rosslyn |
| Logan circle, 14th street for sure. That budget for two bedrooms is fine. You should target your search from DuPont to 11th st, as high north as u street. Anywhere in that corridor and you'll have a decent stay in DC and an easy commute - either walking or bus. Don't let anywhere talk you into the suburbs/Maryland/virginia. That just wouldn't make sense. |
| Petworth. |
That is crazy talk |
| I live in Logan Circle. You can't buy a townhouse for under 850k. You can get a FLOOR on a townhouse for that price though. You'll have better luck with Shaw. |
Here's a nice 4-bd/2-ba rowhouse for $800,000 in Shaw. http://www.zillow.com/homedetails/1547-4th-St-NW-Washington-DC-20001/411045_zpid/ Anywhere West of Shaw you'll be looking a 2-bedroom condo or 2-bedroom floor of former full town/rowhouse. Like this loft in Adams Morgan. http://www.zillow.com/homedetails/2328-Champlain-St-NW-APT-411-Washington-DC-20009/61618872_zpid/ This is what is meant by a single floor of townhouse. This one is 900K in Dupont: http://www.zillow.com/homedetails/1721-P-St-NW-APT-A-Washington-DC-20036/2096549247_zpid/ |

Anywhere in North Arlington if you think you might ever want kids. If definite on no kids, see if you can find something in Rosslyn. I lived there for years and the commute into DC was pretty sweet.
You might also be able to find something on Capitol Hill somewhere. like this one: http://www.realtor.com/realestateandhomes-detail/1317-Emerald-St-NE_Washington_DC_20002_M67842-23356 |

I'm still leery about buying in DC. I lived there during the Barry years, and it seems like they are always one election away from corrupt mismanagement, again. It's also difficult to rent out your place.
If I were buying, I'd look at the new construction around Shirlington first, followed by McLean. |
Rosslyn is zoned for Yorktown |
| Capitol Hill also works if the vibe fits you. It's walkable but not as dense as some parts of DC. |
| H street, NoMA |
Your loss. I bought in the Barry years and my home has quadrupled in value. |
... That is something I've never heard in reference to DC. But to each their own. |

Maybe have a look at the Southwest Waterftont? I think your budget might get you more like 3 bedrooms there and with the Whatf development opening this summer/fall there are about to be a bunch of new restaurants. And it's already got groceries, theatre, library, some restaurants walking distance from metro. This is a brand new building and while not a townhouse will have duplexes, I think.
http://www.elioton4th.com/ And this is close to three metro stops, really: waterfront, Lenfant plaza and Federal Ctr/SW. http://www.mcenearney.com/property/56031634/727-3RD-ST-SW-WASHINGTON-DC-20024 |
