When I sold my house in 22207, a neighbor asked me to sell to their friends. But we went ahead and put it on the market and had an open house. We got a ton of offers and it was bid up about $30k over the list price.

When you're selling privately, I think the buyers want a 'deal' since they think they're saving you the hassle of cleaning, staging, etc. But it wasn't THAT difficult and our realtor paid for the stager & photos.

Ivey this is the exact neighborhood where we want to be. I haven't seen a house go on the market there since January.
The problem is we don't know anyone in the neighborhood. I did meet a wonderful woman at the dog park. I need to find her again ...

Well when $475k is the top of your budget, $50k makes a huge difference. I wish I was in a position where I could afford to not be "cheap"! Lol.

OP, we wanted to live in that area too. Last year they seemed to list more later in the season and, many sold even before the open house You might need to enlarge your search area, we were at the same price point and could not go over 500k and afford the monthly mortgage.

So where did you end up? Are you happy?

We just want a community, lots of kids/young families. Don't really know where else to look.

Have you looked in the Hungerford neighborhood (RM cluster)?

But didn't the realtor's commission eat up all your "extra" $$? You went through listing and open houses just to break even?

We were hoping this weekend would bring more....and not. One home we had our eye on went private before the listing went live. Another decided not to sell this year after finding nothing they wanted to buy. Ugh.

Same thing with us. Only house we would consider is 50-60K overpriced and had been sitting on the market for 44 days now however that won't consider an offer that is lower.
