All this talk of Loudoun County - is it really cheaper??

No one can contest that the houses in ashburn at the 5-700k mark are more desirable in terms of physical size and layout as well as neighborhood planning than those closer in.


The "planning" is exactly what makes much of Ashburn so unattractive to many. You're 35 miles away from the center city, the homes are repetitive and unimaginative, with useless space, and they are crammed on small lots where you see what your neighbors are having for lunch. I'll take an older, smaller house with charm, craftsmanship and privacy over that any time, thank you.


If you take the ashburn house and put it in arlington it would be of much higher value than the equivalent arlington small house.

It depends.

I lived in Vienna for a few years; not only did I have to deal with endless traffic getting to/from work, just running errands is a hassle.

In Leesburg -- you won't be running into as much traffic running regular errands, BUT your husband will have more traffic to contend with.

If you enjoy the "walking to fun things" then consider a place in or near downtown Leesburg. A SFH or TH under 1/2 mile from downtown can be had for under $400k, no HOA, good to great schools K-12, you have money to spend on the occasional fun outing, and it's a fun enough place to live as you age.

The things others complain about with regard to Ashburn (repetitive housing, small lots, etc.) simply don't apply here, and acting like Loudoun County is all cookie cutter subdivisions is as inaccurate as trying to portray DC in Barry-era stereotypes.

where the hell can you walk to up on N. Glebe or Military or Old Dominion? No place. Almost everywhere in Ashburn is within 1/2 mile of some lame little shopping village.
