OP, sucky situation. Shell out for house cleaners and get a company to come in and clean the carpets before your furniture arrives. Ask the landlord to fix the washing machine issue. |

First of all, the first clause of the lease usually says something about the landlord's responsibility to deliver the property in an habitable and clean condition with no garbage or debris.
Second, the lease also usually specifies that the tenant is expected to leave the unit clean upon move out. The previous tenants had the same exact lease. If this is on there, then the landlord or somebody is probably collecting the security deposit and not using it to repair the damages and clean the unit. I'd also like to know- for those of you who are raving that OP is an idiot for taking possession of the unit in its current condition- what do people do when they show up with a uhaul full of stuff and they apartment is not cleaned or empty like it is supposed to be? What if you've hired professional movers? Where are you supposed to go? Most of us cannot afford interim hotel rooms and storage units and just sit tight until the landlord properly cleans the house. |

| The problem is that often move out date and move in date are very close together. Unless the landlord can afford to leave the unit empty for a month between tenants, then there isn't always time to do a full clean up. If the tenant doesn't leave till the last day of the month and the new tenant wants in on the 1st, it is a challenge. |
Using simple common sense is what I would do. The unit was dirty and stank when OP saw it and she still agreed to it. Then, after all that she later took possession of said stinky space WITHOUT ANY POSSESSIONS. Her furniture is not there yet. But, thanks for for your apples to oranges argument. Still fails. If a place is crappy for whatever reasons DON'T RENT. Really simple fix here. |
| Agree with PP. It wasn't like the house was in great condition to begin with and when OP moved it the old tenants had left a mess behind. The place was a crap hole with dirt, smell, etc when she LOOKED at the house before even signing the lease. And then she made an even dumber assumption that the landlord would make sure it was in pristine condition for her. Sorry, stand by many PPs that OP is not too bright and can't really complain about it now. |

Well. Seems like I was not that off base. So their cleaning crew is coming again on Friday to re-do the cleaning and carpet steaming.
