I don't think the neighborhood I'm looking for exists in DC - am I right?

Virginia is a better option than NJ or MD

I'm the PP from NJ -- let me just say that compared to where I'm from in NJ the property taxes in MD aren't that bad. I paid about 6 times in NJ for what I'll pay in MD. Admittedly, VA property taxes are even less.

But definitely within the OP's 20 miles radius requirement though. Also check out Rockville, MD.

THen again, OP may not realize just how far out from DC 20 miles really is in DC commute/time terms.....

Being on/close to a Metro line is therefore important IMO. Rockville, Bethesda, Vienna, all have this going for them. OP -- have you looked into Reston? It has a nice downtown area and Metro is coming there in about a year. Schools are not the best in Fairfax county, but decent.

We are zoned for East Silver Spring Elementary which was recently renovated. Our kids are not elementary aged but our neighbors are really happy there (despite the high FARMS rate). Middle school is Takoma Park Middle and then Blair for HS. All very good schools. We are about equidistant from DT Takoma Park and DT SS. Best of both worlds!

We're with you-same neighborhood happy neighbors at ESS.

Really? I didn't know that Takoma Park succeeded.

Yes, the city of Takoma Park succeeded--it is 100% within Montgomery County. Happened about 12 (?) years ago.
