HHI $250k what would you spend on mortgage?

OP - I just want to flag the cost of college since you have said you intend to cashflow. I have a high school senior. The range of cost for her college runs from $150K-350K. We are still waiting on admissions decisions, but I just want to flag that this will likely more than double in the next 14 years.

I don't. There's a lot of emphasis on college affordability now and the demographics are shifting where there are fewer young people.
