There’s a big slice of Americans who won’t live in a house unless it’s new and big. And if that’s what you desire and you don’t have $2-3m to spend, you need to move to Loudoun.

Same one who says “I never heard of Loudoun” and “Purce-what?” My guess is, their friend bought a nice house in Loudoun and they are baffled that it’s much nicer than their closer-in 1.2 million shack. Otherwise, these posts come off as strange and trolling. |

Im PP you’re referring to who has never heard of loudoun. Yes we live in our so called ‘shack’ in Arlington, because some people need to actually commute to DC. Most people don’t have a need to go out there ever, so we aren’t as knowledgeable as say, someone who only needs to commute to Reston or Herndon. Genuine comment nonetheless |

Because it's one of the closest areas available with available space at a slightly lower premium. If you want a big house but still a semi-reasonable commute to DC (maybe you only need to go in once or twice a week), you might be fine with living in a big house on a small lot in Ashburn. If you want a bigger lot and maybe you work in Reston/Herdon, you start looking out past Leesburg.
I live in western Loudoun and most of my neighbors who have been here a reasonably long time are feds or people who have been mostly-telecommute for years. The new neighbors tend to be people who moved out here from closer-in areas like Arlington, Ashburn, etc. because they sold their previous closer-in house and still wanted to be in the area but probably still paid less for a bigger house/multi-acre lot/farmette out this way. Some of them are transplants to the area, but the majority of new families that I meet are from eastern Loudoun. We moved here a number of years ago from another part of the country where multi-acre lots are practically unheard of. So we paid more for our house because it was a jump from medium COL to HCOL, but we also got a lot more in sf and lot size. My spouse works in Reston/Herndon tech corridor. |

| I have lived in Arlington, Fairfax, and Loudoun counties and there are of course pros and cons of each. We bough in Loudoun most recently because we were tired of the congestion and overcrowding we experienced in Fairfax. We took one ride out to Loudoun and realized there was actual nice green space, the neighborhoods seemed well planned out and far away from the major roads, the shopping centers didn't feel littered and decrepit, and the schools were significantly better in terms of organization, leadership, and maintenance, not to mention there were no trailer classrooms and the county is dealing with the growth well. We don't commute into DC (one commute to Reston, the other WFH) so this location makes sense for our family. We have a 5000 sq foot house on half acre which we could not get in Arlington or many parts of Fairfax. The newer developments feel crammed in (Brambleton, Willowsford, etc.), but there are some beautiful parts of Ashburn/Leesburg that have decent houses and lot sizes. People talk about Loudoun as being a suburb of DC, but no one I know actually commutes to DC, they all commute to Reston/Tysons/Herndon. The Dulles Tech corridor actually just passed Silicon Valley in the number of tech jobs, so the economy here is really self sustaining. |
| They have a Metro now so it’s not quite the middle of nowhere. It’s came a long way in the last 15 years. No one went past Tyson’s 25 years ago. Even Reston was the boonies. |
