| We have two kids in 900 sq feet and the baby is now walking which somehow makes everything feel tighter. We've been saving for years and are on track to buy in the spring. But we need to have one last winter in our tiny apartment and be extra lean. My last renting friend just bought so I'm feeling a bit discouraged :/ |

It'll be warmer and cosier for you in the apartment! Moving before or in winter sucks. We did it in December years ago in the snow and it was awful. Then we had to buy shovels and shoveled and had to heat the whole house. Enjoy not having to shovel one more winter. It's supposed to be a snowy one.

You'll get there before you know it and sounds like you'll be better off financially if you stick with your original plan.
There are some definite perks to smaller places. ie not as much areas to clean. I've heard people mention that whenever there is a change in administration, with the presidents, there are usually a lot of people moving around and selling and buying houses. There was a blurb on WTOP where someone mentioned this and how it doesn't necessarily benefit sellers because they'll be competing with more houses on the market as well. Don't know if this is true or not but keeping an eye out for the last couple of months it does seem like the selection is kind of slim right now. |

We moved out of our 860SF condo with a 3YO and a 5YO. You can make it one last winter!
It's tough, but at least your bills are lower? House ownership is rough, even if it's nice to have the space for kids. |

Prices rose this year and probably will again next year. Long threatened interest rate increases may finally happen. I'd find some way to buy now in the softer fall market. |
| You can do it! We didn't have any kids, but it was DH, my FIL and me in a 750 sq ft condo. I couldn't wait to buy our house! But we had to save and pay off student loans so that we could free up money for the house. Start looking, interviewing agents and dreaming about your new place now. Spring will be here before you know it! |

This is supposed to be a really bad winter! So you probably won't have to shovel, and you might be warmer in 900 SF than in a larger, draftier, older place. Plus you have a few more months to save money.

And when it does, sit back in your tiny apt and watch all the homeowners shovel. Spring will be here before you know it. It's that one last year that usually gives people the cushion they need to not deplete everything when they buy their first home. Hang in there. |
