Is Logan Over-Price?

1, 1.5 in Logan C is still on the market after a month. It looks fairly nice for me. I know that the market is smaller for 1-2 bedroom condo buyers though.

Is just under-400k too high even for a premium location?

Completely off-topic, so I apologize but I used to work at the Wash Post and parked at Thomas Circle right by Logan and my car got broken into ALL THE TIME. I had a professor in the late 90s who invited the class to the new house he and his wife had just bought right on Logan Circle - really large, renovated TH. I remember thinking the guy was insane for living there. Turns out he was insane like a fox. (I bet he paid ~400k or even less for his house. Oh well.)

PP that is funny. I sometimes thinking about getting in on Grant Circle. There are still some intact homes up there that aren't overvalued yet. But not yet.

I've lived there 12 years and my car has been broken into once back in 2006.

I love DC condo boutique's website. They do a great job of aiding your search. The condo is just ok. The dues are killing the sale more than price.

My experience was late 90s - 2001. Lots of change in that area between then and 2006.

I was at one of the first shows ever at the Black Cat back in 1993. Yikes!

Compared to some places I've seen - $273/mo doesn't seem like a lot though? Mine's is $300 - everything but electric included and the stove is gas.

At 560 sq. feet it's a walk-in closet for 400k. Oh, boy, let's get two! Not.

Well I'm still kicking myself over failing to get a one bedroom (that was called a two bedroom) at over $1000/sq ft. If I could undue that decision I would in a heartbeat. This one doesn't look anything like the one I lost out on so maybe the price is too high.

Did you loose out on the bid or just decide it wasn't worth it before you offered? Also what made the $1,000 per sqft 1-bdrm so amazing? Size? I'd really love to see if it you have a link.
