Cost to replace a slate roof

| We are considering offering on a colonial (about 2,00sqf) and think the slate roof plus gutters will need replacement in the next few years. Anyone have a ballpark idea of cost eg $10ish, $20ish or $30ish thousand? We're trying to get a sense of how much maintenance we might be up for in the next few years. |

| Slate roofs are very expenisve. But why do you think the whole thing will need to be replaced? One of the big benefits is that a slate roof lasts for a super long time and you only replace the portion that is damaged. How old is the roof? |

| Real and fake slate is very expensive - at least $30-40,000... you may be able to do repairs. Gutters are not costly but upgrade to the 6 inch. |

| It is usually about $20/sq ft. But a slate roof can last well over 100 years. Why are you planning on replacing it? |

| we haven't had the inspection yet, it just looks bad to us and we are complete novices. i think we are just panicking a bit. its about 80 years old we think. |

| What do you mean it looks bad? Like there is evidence of it leaking? Slate roofs are awesome and not something you just replace on a whim. Definitely talk to an inspector. |

It depends on the type of slate. It can be anywhere from 50-100 years. |

| I would also get an estimate to replace w/ 50 year asphalt shingles, much easier to deal with |

2000sq ft. Roof will cost at 25k to 30k.
1 sq ft will be 10 dollars to 15 dollars. Specially most of slate roof are special order and may not be returnable. |
