We are looking at a house that we otherwise like. The basement has a rec room, a bedroom, and a full bathroom (and some unfinished storage), but the bathroom is en-suite and can only be accessed by entering the bedroom. There is no direct access to it from the large rec room.
Would this bother you as a buyer? My husband and I are not seeing eye to eye and I am interested in other opinions. Also, it is not going to really be possible to change the layout- either we buy it and live with this, or buy another house. |

Are you going to use the room as someone's bedroom - if yes, then I'd be bothered. I wouldn't want to walk through someone's personal space, and I wouldn't want people walking through personal space if it was my room.
If it's going to be a guest room and used like a handful of weekends all year, I wouldn't be too concerned. |
| What are your plans for the bedroom? If its just going to be a guest room then it would not bother me at all. If it was going to be a kids room or other more private space then I would be more concerned. However if it was the only thing I didn't like about the house it wouldn't stop me from making an offer. You can never get everything and this seems like a minor issue. |
| Will the bedroom be someone's bedroom? If it is an occasional use guest bedroom, no, not at all. If it is someone's bedroom, yes, it would bother me but it would not be a dealbreaker for me. |

We would not be using it as someone's bedroom (just a guest room), but our biggest concern is resale- if someone else would be using it as a bedroom and then not by the house from us as a result.
For context, the house is a bit under 3000 sf and has four legal bedrooms upstairs, plus an office on the main level that is also a legal bedroom. |
| No it would not bother me. Even if I was going to use it as a full time bedroom (like for an older child or nanny) people using the downstairs rec room can go upstairs to the main floor powder room. |
You are overthinking this by a lot. The location of the basement bathroom is not going to affect resale value. Buy the house if you like it. |
| If you will be in the house long term, then don't worry about it. It is filling the need you want. What about adding a half bath some where else in the basement? This would solve the problem. |
Good point! When guests are using it, people just use the upstairs bathroom. Lots of row homes don't have main floor bathrooms and people still buy them, so having to go upstairs from a basement to use a bathroom wouldn't be a deal breaker. |
If your concern is resale and someone using it as their bedroom then they just have an en suite and that's a plus. I would buy. |

| The bigger concern is that you are counting a basement bedroom as a bedroom. It shouldn't. If the real estate agent is mark ron the place as a 3 bedroom but one bedroom is in the basement, then that's pretty shitty. |
*marketing And I just read the rest of the thread. Sounds like the house has enough bedrooms. I really wouldn't worry about it. It would only matter to someone with a huge family where every kid has a bedroom. I can imagine the kid staying in that bedroom wouldn't want others to use it. |
