My parents 1936 Bethesda house has a slate roof that is original and going strong. About every twenty years they have to replace a handful of slates that have been broken by tree branches but the roof is pretty much indestructible. If you do want to replace your slate roof, see if your roofer wants to barter the old slates for your new roof. Old slates can cost $20-$30 each. |

Please, do NOT replace slate with any synthetic! Not even an asphalt shingle and certainly not a shingle over a slate. Sadly, I've seen a few other of the latter and that is a walkway point -- up there with chain link fences.
Slate is the best around. Replace a few if you need to but forget the synthetic. If I saw that on a house I was interested in, I'd rethink the house. Mainly as where else did the current owner go cheap on the maintenance. |
The largest cost is taking off the slate. However, many entities, such as a deconstruction service, will buy it from you.
The cost for a typical colonial in a 30 year architectural shingle roof is $7,000 to $8,000 depending on whether you do a ridge vent, how many chimneys and vent stacks need flashing. You should also consider doing your gutters and downspouts at the same time. |

The only reason to ever replace a slate roof is if a tree fell on it, imo. The solar panels also can't be hooked onto old slate roofs, but the savings vs cost isn't worthwhile |
Slate roofs will last 80 to 100 years, but if your house was built 80 to 100 years ago, it might be time to replace! We replaced the slate roof on our 1935 colonial a couple of years ago (after repairing it a few times, but the roof was in bad shape and we regularly had leaks). We went with Cetainteed Landmark Shingles (in the colonial slate color), which have a lifespan of around 30 years. I believe the cost for our roof was around $11,000, but that also involved replacing a skylight and our roof presented some other challenges. I think if you opt to put in a new slate roof, the cost will probably be double. |
We had a 100 year old slate roof that needed pretty much full replacement (1/2 in one year, the other 1/2 in a year or two). Cost was 35k. We did architectural shingles for 9800. |
