We just bought a rambler with two full baths on the main level and one in the finished basement. One is in the hallway and the other is in the master. We want to renovate the hall bath first as it will be one the guests use.
We have a tween and a teen who will also be using this as their main bathroom, so I'm looking for suggestions, links, pics, etc on how to make this look nice, but function like we need it to. It currently has a 36" vanity and toilet on one wall and a tub on the other. That is really all the space there is. I have tinkered with the idea of ditching the tub for a shower (none of us take baths and there is a tub in the basement bathroom) but I worry about resale value. Any thoughts? |
I would decorate in a nice style fitting to the house. In a few years the kids will be off to college so trendy/teenage/fun will get outdated very quickly. Leave the tub. Plenty of people would be happy with just showers but I would never. I don't take baths often but like them when I'm not feeling well and our kids still take baths. I'd never even consider a house without one or we'd have to gut it and put one in. |
You want a tub on the floor where the kids bedrooms are for resale value. So keep the tub, maybe put a glass frameless shower door on it, and maximize storage in and on the vanity. |
Check out HOUZZ for ideas. Get rid of tub. Figure out a way to get double sinks and more counter. |
The master bath can have shower only, but kids bath needs tub. Otherwise you'll never sell to families with young kids. |
