Comparing replacement roof estimates and im looking for people who actually ended up going with any of these 3 materials. Modified Bitumen is popular and perhaps the cheapest option for a flat roof in this area. Some of the roofers have told me that there is not much of a difference other than TPO/PVC will last much longer than Modified Bitumen, others told me they would never ever use Modified Bitumen. My question for the group is centered around the experience people have had with their choice. The warranties all seem around the same 15-20 years (tad longer for PVC) but the pricing is all over the place. I just want to make an informed decision. Is PVC worth the extra 3-4k or 2-3k for TPO?

Modified bitumen will need to be coated every five years, it's also install with open flame- don't.
PVC can develop problems with plasticizer migration which can make repair difficult if needed in the future. TPO is the way to go. |
