Explain why my neighbor’s house can’t sell

Of course, people do not like the busy street. Noted. But it seems like it’s already appropriately discounted for that given neighboring recent sales?

So I’m curious for your thoughts, especially from anyone who might have looked at the house. Basically, we aren’t looking at selling our place any time soon, but whenever we have a convo about what it’s worth, it ends with “but why can’t the yellow house sell???” Slightly related, I’m increasingly annoyed at the state’s tax valuation of my house, given what this place isn’t selling for, and thinking about how we might better contest the valuation the next time it’s re-assessed.


I would want to gut the kitchen and bathrooms (tile..not my taste) first thing.

The washer and dryer are in the humongous great room. Agree that the position is awkward but honestly a lot of houses that are reno'd have the w/d in awkward spots after they're pulled up and out of dingy basements. In this case it wouldn't be a deal-breaker for me. What is a deal-breaker is the awkward layout vis a vis the kitchen.

This is me. House could be half the price but I would not buy it on that busy a road. I detest the idea of living on a busy road or backed right up to it.


Yup, and I live in and like the neighborhood (and drive by here like 3X a week). That is just a terrible intersection and really should be zoned for commercial/school/larger institution where the constant traffic might be a boon not a dealbreaker.

The traffic would be a turn off for me and I wouldn't buy near a group house or a condemned house. Sorry, no way, especially for that money and the condition of the house is not bad, but I definitely wouldn't want to live there even if that house was in a really nice street in NW DC.

People actually CHOOSE to live in Silver Spring, specifically this zip code. They would not live in Bethesda if it was the last place on earth.

I mean that’s one of the main reasons but you do you. That said every resident of Bethesda turned down silver spring, is that why silver spring residents are so bitter about them? What did you think it would be like moving to the discount area with all the poor people? Your own insecurities are showing
