OP as you can probably tell there’s not much inventory now! You might want to try other close-in Silver Spring neighborhoods like 20910.

| University Park elementary is excellent. I have a few friends there - political appointees, Ivy League grads, etc. Very pleased with the quality of school and housing prices. |
Glad only those people deserve good schools. |
+1 We ended up in Mt. Pleasant after losing offers in Takoma MD, Kensington, and Silver Spring. Takoma is especially bonkers - almost all the houses we considered there ended up selling for $100-200K over asking. |
| Also, look into some first time home buyer programs. You may be eligible for something that may help stretch your budget. |
I think this is really good advice, especially SW - the element has preK, the library has just been renovated and has a kids playground out front (plus two more in the neighborhood) and there's Safeway and some nice restaurants right at the metro stn, community garden on 4th st, farmers market at metro, public pool, and great live music and theater nearby. The Wharf is nearby which is nice for going out and for properties' appreciating. If you'd think about a townhouse with an HOA, these would check a lot of boxes. https://www.redfin.com/DC/Washington/819-Delaware-Ave-SW-20024/unit-226/home/9885682 |
