For some reason I’m really looking forward to an update on this thread! OP, what did you decide to do? How did the neighbors react?

Just put up a cheap tape barrier. Bright orange. All around the edge of your property on that corner. If they go over that, you need to have a serious discussion with them.


This. I'd put hay down, as well.

Walking through the yard would not bother me, as long as there is no destruction. Kids used to walk through my yard all the time for a shortcut. But, I have a neighbor who really gets upset about it. Maybe, it depends on where you grew up.

+1 This has no bearing on anything. Even if they literally have zero other access (which sounds like it is not the case) then they should approach OP about basically leasing/purchasing the right to walk through her property. Like a formal contract, they will set up a path, stay on it, and pay her $x/month. Otherwise, everyone needs to stay on their own property.

I can't imagine the audacity of someone literally ripping up someone else's yard in the process of illegally tramping through there. I literally could not even make up half the stuff I read on this site.

Commiserate with them about how it’s so muddy back there and slippery. You are going to put down new seeds so you all will have to go the long way around from now on. Don’t tell them it’s just until the new grass grows. Then you’ll be in the same position next spring. Rope it off, out down bay, and tell them to use the sidewalk like you do.

You had a survey down. Find the metal stakes at the corners.

Go to Home Depot and get the tall green metal stakes for chicken wire fences. Come in about 2” from your lot line or so and pound ina stake st each end.

Connect with bright color rope or the orange plastic safety tape (the roll of like banner stuff. It’s like 1” wide)

Stretch straight and you now have the rear boundary.

Verify against survey it goes straight across like that.

Now call and get 3 fence prices.

If your neighbor asks it’s the fence line.

Before you landscape. Get a fence. Fix the problem for good.

Tree branches and stuff in the way. Prune to the lot line.
And 6’ tall for the fence.

And GET THE FENCE.


Problem solved. Convinced my parents to finally fence in their rear property after 30 years. Best invenstment they
Ever made. Quiet. No more neighbors on the property.

This is infuriating to read. Defend your turf, OP. If they're lawyers or know some, it's better to remove access to your property so they don't do some sort of legal hijinks that will put your family in an annoying situation.

No good deed going unpunished is amplified in the DC area.

If 8 were a user of this trail access point, I would retaliate it by petitioning the county to order an easement, officially recognizing the current de facto easement, on your property to allow the public access to the trail. That would harm your resale quite a bit, I’d imagine.


Or, maybe we can all agree that the current arrangement isn’t too bad, then?
