Good thing you're trying to find this type of house without an agent. Otherwise the poor agent would have NOTHING to show at that price range. You might want to get that condo in tip-top shape. Hopefully you have a ton of equity that you can apply toward a CCDC house, in addition to that $750K.
What do you think? That sellers are giving away houses in D.C. !!!???

We didn't bid on a hot property. Rather, we watched house originally listed at nearly 1.3 that dropped to 1.2, then 1.1. then 1.05. We offered 950 with the house sale contingency and they took it.

house sat b/c it didn't show well. kitchens and bathrooms are dated and there were builder-grade touches all over place (circa 1981). which we can live with until we renovate. not ideal but got us into the school pyramid we wanted.

Basically the sellers were desperate and the house was very poorly marketed. We sensed desperation and pounced. Our own house had four offers within 12 hours of the open house so once we had a ratified contract we became deadly.

Message to the wise: it's Spring, and the typical increase in inventory is yet to materialize, due to sellers not wanting to sell at the bottom. If you want a house at a tremendous interest rate....

New poster here. Only three SFHs come up, one with two bedrooms/one bath, one as-is short sale that could take dog how many months to close, and one decent listing with a nice interior but no curb appeal (at least to me - I hate mid-century and contemporary.)

inventory (aka COMPETITION) is out there and increasing each week.

realistic prices are easy to determine thanks to technology, info and educated buyers out there. buyers are walking around with the sales comps. some even are bringing up the fact that MD and MoCo taxes are on the rise, and when interest rates hike up in a few years the property values will fall.

What's wrong with this? If the sellers didn't want to sell for that price, they would have rejected the offer. Sellers don't have to take a low offer. We're planning to use this same strategy with a lovely home that's been listed for months and is sitting staged. We're not trying to screw over the sellers--if they want to keep holding out, they can reject our offer.

Since I've lived in Chevy Chase for about 7 years and am quite familiar with the market, I tend to agree that you're not going to find much for $750K. I just did a search like you suggested. There are currently 3 SFH listed for $750K and under. None appear to be in great shape. So the poster you told to STFU clearly did have an idea what she was talking about.

Why would you want to buy in this area anyway? From the posts in this thread, people here are either smug or bitter. FYI DC, the rest of the country is not like this, not even in NYC, where the creative class balances out the people with sticks rammed up their asses.

We're thinking about going on the market - wondering if our model would be considered as odd, as PPs are referencing. Cape Cod style in ChCh, MD. Two bedrooms up, two on main floor, one in newly finished basement. One full bath on each floor (two redone in past 5 years, one older). Galley kitchen that opens to a room we've used as either a dining room or family room. If we list, it'll be around 1m even. Large yard, small one car garage. Curious if that's something people would find odd or suitable. It just isn't what I think of when someone says "5 bedroom house in Chevy Chase," you know?

Anyone selling their cute, updated homes in Takoma Park (MOCO) or closein Silver Spring (must be slated for TPMS). We are looking to sell our large Takoma Park home once I can find a more bungalow type home in same vicinity

As a buyer with two very young kids, I've pretty much ruled out homes with this layout, unless the master is on the first floor. We've seen some beautiful homes with this layout, but I can't imagine having my infant and toddler on the first floor. I feel like we'd have to be so quiet after they went to bed---especially if the rooms are off the dining or living rooms (as they often are). I've noticed that Capes with this layout tend to sit longer, even when they are beautifully renovated. If you can make the master on the ground floor, it may be more appealing to people with kids. We loved a home like this, but the layout stopped us from making an offer. The home is gorgeous but is still sitting with no offers 3 weeks after it listed.
