What's the catch with this place? Seems to be close to a metro (red line Shady Grove), close to shops and fairly affordable price per sqft.

Is the catch that the schools suck? Far from things? Maryland tax?

Looking at this place as someone who is renting a TH in Fairfax and works in Falls Church City.


It’s close to the Shady Grove station, yes, but it’s also close to the waste transfer station so sometimes that area smells. Schools are okay, feeds to Gaithersburg high, less good than RMHS

All in, it does seem a steep price for new townhouses in that area of Rockville. But I think that area has potential. And king farm is next to it, it’s a nice area, but it cancels out by being close to shady grove rd, a busy street.

Also, I don’t recommend you live off the shady grove station if you work in FCC…commute would be terrible


I wouldn't use the metro, I would drive. Google says about 30 minute commute each way, or is traffic horrible?

30 minutes if you drive at midnight, perhaps.

Agreed the pricing is ridiculous, 800k for 1500sq ft and 900k for 1690sq feet is very steep, especially for that area of the city. Wonder what they are including as part of the Sq ft because the 1690 one feels fairly small based on the 3d view, so wonder if they included the garage as well (theoretically no but they do say interior Sq ft rather than finished so who knows)

Hell at the 1.2m for 2300sq feet and 1.5m for their largest one, seems steep for that area. At those prices (the later two especially) don't see why someone would choose to buy and live in that area over say Georgetown, Admo, and other parts of the Wotp, or live in N Arlington or Bethesda (again talking about their largest two which are between 1.2 and 1.5m) unless it's a commute consideration (ie they work in that area).


You can't get anything relatively updated in those neighborhoods for 1.2M. The location is great. I think it will draw lots of doctors and folks affiliated with the hospitals. The location will have great amenities. It also has a suburban feel.

People who are interested in those are not interested in Bethesda.


That is a fair point on the hospital, hence why I noted commute. For those working at the hospital it may make sense. That being said, outside of those people I honestly don't see it making sense at those price points (namely 1.2m and 1.5m) as you can live in a nicer area for a similar price, or less. I dont agree personally on that area being particularly nice, it does not have great schools (which would be important for some not sending their kids to private), it is not the safest and it is not that particularly close to things either in my view.

In terms of WOTP or Arlington or Bethesda, but lets say WOTP, yeah you can find renovated or relatively new'ish looking places for 1.2m (and you can get a backyard too, which most of these new construction THs do not have). Obviously it wont be as new as a completely new construction, but can be close enough. ^youd have to pay me to live next to that mess of highways on the west side of foggy bottom. Especially if I’m a doctor that could have chosen the RD EYA THs closer to the hospital. Just saying that that’s not a great comparison. I’d take an older TH WOTP over that

Has anyone had any luck negotiating credits with new builds? For example: $40k to use toward closing/buying down interest.

This is a feature not a bug. People looking at these don't want a yard. You obviously are not the target market.

Tripointe also has this new community-Northpark Towns in the Pike and Rose area. Sales are estimated to start late March.

We are looking at these as soon to be empty nesters. Husband works at Amazon--but took the job before RTO (and was told he never would have to be in the office 3 days a week...how things change). We like the walkability and plan to keep our existing house (2 hours away) at least for a few years because of child and parents. But they are high on what we want to spend given that we aren't selling our current house. They are pretty, though. We also looked at the ones near the Van Dorn metro, but these are a much better location. Not sure what will happen if that deal goes through with the stadium, but I am skeptical about that.

If the stadium deal goes through, i suspect home values in Potomac Yard will increase significantly over the next decade. Even if the that deal doesn’t go through though, seems home values in that area have been steadily increasing with the new metro stop and nearby development.

I really wouldn’t want it to go through because I think the traffic will be insane and the metro only has blue and yellow—right? Also, I love that shopping center because it reminds me of the suburbia I live in now! I like the idea of walking to some things but that shopping center has easy parking and all of those basic stores. I think the plan involves ripping that all down.

We don't want to be there. Our current house is in Richmond--as are elderly parents, so the Alexandria location is closer and much closer to Amazon. Husband must go in 3 days a week.
