Buying a house without an inspection

We did at the peak of the 2004 housing boom but it was a relatively new (18 year old) home and we talked to a neighbor who had the identical model, built at same time. But in this market, do you really need to waive the contingency?

If they made offers without inspection contingencies, how were they able to do inspections before closing?


You write in the contract "buyer to conduct inspection for informational purposes only"


I dont know who would allow that. No contingency, no inspection. Thats when you do a preinspection.

We bought our house by including a "void only" inspection contingency. We weren't going to ask for repairs, but if we found something major, we had the right to walk. We were up against someone with a higher price but a regular inspection contingency and they accepted our offer. Fortunately, nothing major was found in the inspection. Of course, two years later, we've found a LOT of things...but an inspector wouldn't have found those.
