Want to move but don’t want to change interest rates

Not enough cash to buy somewhere without selling this place (or investments that are down due to the market), and we want to be rid of this HOA anyway.

Any ideas on what to do?
Currently we’re between:
A) sell this spring, and rent till rates go down
B) sell this spring and buy somewhere different but not as nice as we want
C) wait till the fall to sell (bonus, no capital gains tax bc 2 years of ownership) and hope rates fall by then

Thoughts?

What problem do you have with the HOA?
Are you one of those neighbors who leave junk in front of their property?
Doesn’t maintain the property? Make a lot noise? And get mad when HOA
ask you to be a good neighbor and follow the rules of the community?

Sell your house. You’ll take a hit but that’s the best option for you and your community.

We did #1 OP after 9 months in a home we hated and lost a lot of money, even though the house sold for $60k more. Looking back we should have saved up for a new down payment and then rented that home once we moved to the next instead.
