4. Marjorie is a great agent. She is tough but she is honest. She doesn’t play games. The market is what the market is. Until a week before we listed, the market was in a ridiculous bidding war frenzy. Market has slowed. This is because interest rates have been rising. This affects buying power.

Not a PP, but a real estate junkie, thus have read all the posts, including this one. I think it's a super cool house, very well done. We were looking in Cleveland Park and your house was on our radar. Love the kitchen. Ultimately, we decided our furniture didn't match the house style and buying new furniture is expensive and a hassle these days with long lead times. But I thought your house was competitively priced. Glad you are staying and we will be neighbors. Sorry for the crummy comments.

I believe most of this except the part about multiple offers over list price. If you had offers, what kind of unrealistic escalation were you looking for? I mean, I think your house is lovely and I too wouldn't mind living on Reno, but were you actually hoping for 1.5? Because that is truly unrealistic, despite the nice renovation. And based on the other house further south on Reno, also still sitting on the market at 1.2 I call b.s.

+1. This. It is insanely frustrating for buyers to offer above list and be told "no thanks, it's not our target sales price." What a waste of time (and pre-inspection $$) for legitimate buyers. I get not wanting to overprice a property, but for goodness sakes, at least list it in the same ballpark as what you would accept. Would you like to be treated that way as a buyer? Sheesh.

I think it's absurd that you listed a price, got multiple offers over it, and still somehow decided it was "giving it away" at nearly $1.2M. You wasted everyone's time. And if your house is perfect for you, I'm also curious why you are selling? It's a 2br/1ba house with a rental unit in a less than ideal location. It's lovely, yes, but when you sell, you must remove your emotions from your actions. I hope you have learned a lot from this and next time you don't mess around. Redfin now says it's $1.048 so have fun with that.

Either MDS wrote this herself (unlikely) or honey, you need help. PP here and what you wrote is what us experienced buyers and sellers call games. Listing way below what you'd accept in the first place. Not knowing the market. A smart or honest agent would have saved you the foot traffic and wear and tear on your home during showings, telling you to list closer to your actual desired price or not at all. Now it's official, Marjorie loses money for her clients. And poor older folks who she harasses.
