Yep, one bath for the entire home if you use the basement for guests or as a rental. A friend put a bid in that escalated to slightly over asking and it was rejected. I think they thought they could start a bidding war on this property, which is insane because the asking is perfectly priced. It sounds like they are making a big mistake. There was only one offer to begin with. The seller/agent are greedy and want peak price from a few months ago. Should've listed earlier, now it is gonna cost them. |
There were more this week. I don't know why they think after 3 weeks they will miraculously get an influx of bids with super high escalation clauses if this last batch didn't satisfy them above asking. MDS owns CP and strong elsewhere but plays games beyond what other shark alpha agents do (Nancy Taylor Bubes comes to mind). I’ve bid on her CP listings twice over the years and always something odd. I think the tactics often work but times like this, she’s losing money for her clients. One time in a hot market, she made it impossible for agents to pre-view, then schedules an open house, strong foot traffic, later that night contacts all to submit best and final, and refused to consider our offer and others. Eventually closed at slightly below market. Could have been an inside job or pocket listing masquerading as a market sale but left money on the table. |

NP but for us, she refused to answer any questions about the offer situation including whether or not the seller had a deadline in mind after the weekend. We didn't have a chance to see the house until late in the weekend and wanted to know because our inspector wasn't free until Tuesday. Playing your cards close is one thing but acting coy about deadlines is silly. |
