Do we need different buyer's agents for DC and Va?

Wife and I are in the very earliest states of a house/condo search. We are likely to be looking at both DC and closer in parts of NoVa (Alexandria and Arlington, mostly) Do we need different buyers agents for each jurisdiction - the laws and such are different, we might be looking at DC's middle income down payment loan program and would want someone familiar with that, etc. Do exclusive representation agreements usually apply only to a particular jurisdiction?

i would think you could use the same agent if they are licensed in both. my agent is licensed in MD/DC/VA and we did a no money down 1st time homebuyer thing. do you want a reference?

You can use the same realtor in both jurisdictions providing that he/she is licensed in both DC & VA.

If not, you have two options: 1) find a realtor that can handle a transaction in either of your two deserved locations, or 2) find a VA realtor and a separate DC realtor in which each is exclusively licensed in only one or the other.
